Annual Dues
Notices Sent: Week of May 30th, 2025
Amount: $200 per lot
Due Date: July 15th, 2025
Applies To: All 58 lots
Dues Allocation Breakdown- Electric: $600
- Insurance (out-lots): $3,500
- Upkeep (cul-de-sacs & Out-lot 2): $1,800
- Drainage Reserve: $5,000 (initial reserve goal)
- Signage: TBD

HOA Legal Status
A notice of administrative dissolution was issued in 2022 (sent to old P.O. Box).
The HOA has since been reinstated.
Recent property sales do not reflect HOA obligations on bills of sale. -
Past Dues
No dues were collected in 2023 or 2024. Concerns raised about lack of communication and unclear financial records during that period. -
Dissolution of HOA
Discussion on potential impacts:- Village special assessments would apply if HOA dissolved and public maintenance required.
- County considers drainage a HOA responsibility under covenants.

Drainage Concerns
Major concern for the subdivision
Estimates could exceed $60,000 to address drainage issues.
History: Drainage off of JF has been problematic for over 10 years.
Most affected lots: 5 & 6, 29 & 30, 44 & 45, 49 & 50
🛠️ Action Items / Needs
- Repair Hawks Run entrance sign at 243rd.
- Street signs at 250th & 118th and 246th & 118th are dangerously leaning/fallen.
- Consider attending county board meetings to raise drainage concerns.
- Request a bank statement from the last few years to clarify past spending and current balance.
- Publish meeting minutes and provide transparency moving forward.
- Next HOA Meeting: Early September (exact date TBD)
- Elections: HOA board positions will be open for voting.
- Documents Requested:
- Map of lots with lot numbers
- HOA by-laws
- Quote for park on Out-lot 2
- Estimate for switching street lights to solar
📣 Communications
- Email or US Mail preferred for official communication (not Facebook).
- Bi-annual HOA newsletters suggested.
- Consider developing an HOA website in the future.
- 30-day notice for all future meetings required.
